The purpose of an As-Built Survey is to record the details of a finished structure. It also may record variations between a planned structure and the completed structure. Specifically, an As-Built Survey is a survey to physically locate structures and improvements on a parcel of land, generally for financing or sale purposes.
A finished structure seldom corresponds exactly to the original plans in every detail. Unforeseeable difficulties often make variations from the plans necessary, or occasionally, variations may occur accidentally that are economically unfeasible to correct. The As-Built Survey should begin as soon as it becomes feasible; usually in the order of construction as follows:
- When site grading, storm, sanitary, and other utility infrastructure is completed.
- When building forms or footings are poured.
- When building walls, curbing, or roadways are constructed.
The completed As-Built Survey is sent to the general contactor, civil engineer, or architect who is in charge of the project.
