ALTA/ACSM Land Title Surveys
Just what is an ALTA/ACSM Land Title Survey? An ALTA Survey is a land survey that meets the specifications set forth in the ALTA/ACSM Land Title Survey Specifications. ALTA is the American Land Title Association, and ACSM is the American Congress on Surveying and Mapping.
ALTA/ACSM surveys are the most comprehensive of all surveys. These surveys are performed on commercial properties that are involved in a real estate transaction. They determine property lines, locate improvements, and identify easements, utilities, and many other conditions affecting the property. The body of the specification outlines a set of base specifications that all ALTA surveys must meet. This is followed by a lengthy Table A, which sets out optional requirements that the survey may or may not include. Table A optional items are usually worked out between the surveyor and the client; however, local and state laws may require that certain items be included whether the client wants them or not. Any discrepancies between state law and the ALTA/ACSM specification must go with the most restrictive requirement.
